Calculator Methodology & Notes
- Interest Rate Assumptions: The calculator uses the current interest rate for all calculations unless a long-term rate is specified for future projections.
- Loan Structure Options: The calculator supports both Interest-Only (IO) and Principal & Interest (P&I) loan types:
- Interest-Only: Payments include interest only. Loan balance remains constant throughout the projection period.
- Principal & Interest: Standard mortgage payments include both interest and principal. Loan balance decreases over time, building equity through debt reduction.
- Payment Calculations:
- IO Loans: Annual payment = Loan Amount × Interest Rate
- P&I Loans: Uses standard 30-year mortgage amortization formula. Monthly payments remain constant, but interest/principal split changes over time.
- Rental Growth: Applied annually at the specified rate. Vacancy periods are factored into rental income calculations.
- Capital Growth: Applied based on the selected growth pattern (flat, high early, low early, or custom). Compound growth is calculated annually.
- Tax Calculations: Based on marginal tax rates for individuals or flat 30% rate for trusts. Includes negative gearing benefits where applicable.
- Interest Deductibility: Interest payments are tax-deductible for investment properties under both loan types.
- Principal Payments: Principal repayments (P&I loans only) are NOT tax-deductible, as they represent loan repayment rather than an expense.
- Cash Flow Impact: P&I loans typically show lower negative gearing benefits due to reduced deductible interest over time.
- Equity Building:
- IO Loans: Equity growth comes solely from property value appreciation. Loan balance remains constant.
- P&I Loans: Equity growth comes from both property appreciation AND debt reduction through principal payments.
- Long-term Advantage: P&I loans build significant additional equity over 30 years through loan paydown, typically equaling the original loan amount.
- Depreciation: Applied as a fixed annual amount. Actual depreciation schedules may vary based on property age and improvements.
- Capital Gains Tax: Calculated at 50% discount for assets held over 12 months (individuals) or full rate for trusts. Based on disposal year tax rates.
- Disposal Costs: Estimated at 3% of property value including agent fees, legal costs, and marketing expenses.
- Growth Patterns:
- Flat Rate: Consistent annual growth at specified rate
- High Early: Above-average growth in first 3-4 years, then below average
- Low Early: Below-average growth initially, then above average in later years
Assumptions & Limitations
- All dollar figures are in nominal terms (not adjusted for inflation)
